Albuquerque Home Sales Reach Seven-Year High

In Albuquerque, single-family home sales increased by 17.8% annually to 769 in September, according to the Greater Albuquerque Association of Realtors. That’s the highest monthly total in over seven years. Homes priced over $250,000 saw the largest jump, with sales activity spiking 22% from a year ago. Meanwhile, the median sales price improved at a more modest level, climbing 3.2% from September 2012 to $177,500.

Single-Family Home Prices Increase in Albuquerque and Across the U.S.

According to CoreLogic, August single-family home prices for metro Albuquerque increased at a modest annual rate of 3.6%. Higher mortgage rates and the conclusion of the yearly summer “buying season” resulted in slightly lower annual gains in August compared to June and July.

National single-family home price growth was even more encouraging, with prices increasing 12.4% from August 2012. Every single state, and 99 of the 100 largest cities, saw year-over-year price growth.

Despite Price Increases, Single-Family Home Sales are Sky-High in Albuquerque

According to the Greater Albuquerque Association of Realtors, July single-family home prices and sales volume continued to increase at a healthy rate in the Albuquerque MSA. The median sales price increased 4% year-over-year to $182,000, and the average sales price followed suit, increasing 6% to $222,505.

Despite the rising home prices, more people are turning to homeownership in the MSA. July home sales increased 30.6% year-over-year to 939, the highest level in six years.

Albuquerque Single-Family Home Sales Volume Increases Dramatically

Single-family home sales in the Albuquerque MSA increased 22% year-over-year to 2,256 in Q2 2013. New listings also rose by 17.5% year-over-year. Home prices were much more stable, with average sale prices falling 1.1% to $207,000 and median sale prices receding 2% to $170,000.
